Greed, greed, greed! Knock off one story and stop allowing this greed in our town Zoning Board members.
So an amenity deck on the 4 story roof is like 5 stories with folks looking down onto neighboring homes. So out of character of the neighborhood.
Stop saying it’s such a horrible property as the excuse to build this monstrosity –
that is just deflection. Everyone agrees the inn needs to be replaced. That is not the argument – the proposed replacement is the issue.
How can a builder not profit from single family homes developed there in this crazy hot real estate market – that would keep in character of the street.
Approving this proposal is just rubber stamping greed…so what would motivate the Board to do so otherwise?

Keeping in character with the street? Think about its history and what it would still be like with all the rooming houses, after hours pizza joints and let’s not forget Reggies!!! Quality 24 high end Units beget much more quality less police, fire, and EMS calls, period!

#2 First of all- #1 said that whether the Belmar Inn should go is not the argument. We all agree that it has to go.
Second- your assumption that ‘keeping character with the street’ means a return to the days of animal house rentals and ‘after hours pizza joints and Reggies’ is disingenuous. Keeping in line with the neighborhood simply means keeping it residential. You are using one small part of Belmar’s very long history to make an argument. No one wants to return to the days of mayhem and craziness (although I liked Reggies). Reasonable people can debate the pros and cons of this proposal.

The developers can make a profit with two single family homes. The math checks out. It just won’t be as big a profit as a multi unit condo complex. I’m all for developers making a profit. What I’m not crazy about is having a government committee change the rules in order for said developer to increase their profits. I would imagine every Republican voter would be against such a thing. That is unless they are only against government intervention when it benefits poor people. But that would be crazy.

#2 I liked the after hours pizza places and Reggies. I also miss the little stores that were on the corner selling beach stuff. Made it seem more “beachy” than all the big McMansions that are there now. Back then I was living on 12th when the Belmar Inn was the New Irvington. Some people work different hours and enjoy having something to do after 10pm

The design is ugly, even Long Branch would not approve this ugly building.
8 condos would fit nicely and not disturb the neighborhood.

#3 please describe in detail how your math equation works for two single family homes and a small profit.

I hope the community members that are in favor show up to the meeting. Many more in favor than opposed.

#8- Dream on. I believe you have your numbers backwards. There’s only one Jersey City in New Jersey and we don’t need another one.

Dream on, no one in town wants a 5 story building on a residential street. This been a huge waste of the volunteer boards time, 4 meetings? No means no.

#7 sure. Buy the property for $3mil (above market value for that s*#@ hole), put up two houses for $500k each. You’re all in at $4mill. Sell each house for $2.2 mil (that price precedent has been set). That’s a profit of $400k. Too small? If so, or if the margins are too narrow, then you pass on the deal. Or do you feel that the owners of the BI should be rewarded for treating Belmar (and their neighbors) like it’s their own personal port-a-potty? I don’t. I think the Mayor and council and cops should enforce existing ordinances and make their lives hell to the point where they are begging to sell to anyone. But that’s just me.

#12- There’s a whole lot more the town can do to clean up the mess. Put an empty police car out front. Put a camera on the pole directed in front of the Inn sent to HQs. Pass an ordinance requiring police be hired by the Inn or any other nuisance properties on Fri. and Sat nights. Strictly enforce quality of life laws. And so on

#13 amen. Make them clean up their act. They will gladly sell to anyone that offers a reasonable amount. Then we wouldn’t be bending over backward to approve an eyesore because the BI is getting more money than it’s worth.
