  2. #1… Pyanoe Plaza was created by vacation of a portion of 9th Avenue … Historically, 9th Avenue ran from Ocean Ave to the train station.
    The building & property Brandl rents existed long before Pyanoe Plaza and probably included a front yard … a survey would be necessary to determine any trespass

  3. Hello Gene, maybe you can answer this question. Does the landlord own the parking lot for Belmar Mall? Council seemed to be suggesting that the Landlord was the one making the businesses remove their tents and not the town. But I recall a few years ago Belmar paying to repave the lot? Or did the landlord pay for all of that improvement?

  4. Belmar still owns the mall parking lot according to MC records … space utilization is another matter.

    Belmar Mall Investment Associates threaten property assessment appeal when their tenants complain about shortage of parking spaces … I did see Current Rehab got some reserved spaces recently.

    Mall parking demand will peak when the Brewery increases occupancy on their rooftop.

  5. Maybe it is a good thing for the tax payers, usually the land owner/lot owner is responsible to continue to maintain the lot, and snow removal, stuff like that it may help lessen the burden on tax payers. Also, if the plaza owner now has more land they have now added a tax ratable payable to the Borough where prior if owned by the Borough was exempt. I am not sure why it matters as I still see public parking spaces in that lot and events for the whole community in the plaza area.

    Question for Ken P though did they literally give it away or was it purchased. Me personally I do not care either way I think even the increase in tax basis for the years and years to come will be good for the borough but I was just curious

I find it amazing that not one person getting a parking ticket has taken the town to court being there is no place off-season to pay for your parking spot without a credit card why do you have to have a credit card and a cell phone to park your car on the beach front. There is also no dates listed as to when parking season ends.

  7. #8 I like the positive thoughts. I don’t think that the ratables for the town would increase whether or not the mall owners got the parking lot. I guess we would save some money on plowing but I don’t see any value in giving the parking away. If it was sold? That’s another story

    So the borough still owns the property and maintains, but basically the belmar plaza at least until expiration has the final say so if anything were to change etc;
