Nobody wants this. Where will they park?
How can you possibly put on driveway on 6th Ave with St Rose Grammar School?
Has a traffic study or capacity assessment been done? I am a 600 block 6th Ave resident and there are substantial existing issues from current customers and St. Rose staff and parents parking and blocking the entire street access at multiple times a day for lengthy persuadable of time. Also I heard it claimed in the presentation that the 10 diagnosed retail spaces are replacing 2 existing spaces when it’s actually 6 current spots, so adding only 4 but on an angle which will add to the chaos that this block has currently with the school. I also did not hear where the employees of these planned retail locations will park as existing employees of the 5th Ave building business and pizzeria across the street currently use 6th Ave spaces. This seems poorly planned in consideration with existing traffic issues impacting this block and corner. Considerations such as permit parking for residents and finally enforcing the school to enact a safe and more controlled pick up/drop off, and extra curricular parking environment is needed before something like this is compounded on top. I have endless video of the unsafe existing conditions backing up on to Main Street and Mayor and Police have continued to dismiss and ignore. This needs significant more planning before it should be moved forward.
#4- I don’t think this is a done deal I believe it was a workshop session. If you have this strong of feelings about it you have time and the information you need to get an expert to review the proposed plans and get a traffic study done so you can present it to Mayor and Council and the Planning Board when it is listed. Maybe there are alternatives and different things someone could suggest that would help your traffic concerns.
But may I make a friendly suggestion you may want to separate your feelings from the St Rose traffic issues created and focus on the developers project site. I can understand your frustration with that and your feelings it will only add to it. But try to focus more on the site at issue, the developer did not create the St Rose and parent parking issues and traffic issues, nor can they fix same.
No variances needed. They worked with town planner to make sure they are within code. No variances needed. People would rather have an empty slab of crumbling pavement and a dilapidated auto repair garage? There is absolutely no satisfying some people.
I heard another builder is trying to do the same thing on 10th ave more condos for the old eye doctor building. I hope it’s just bs.
Just keep adding to the already overburdened infrastructure system in this town and WE WILL ALL help pay for it later. (water, sewer, roadways, service personnel ……) Trust me on this, your taxes will ONLY go up.
Truly enjoy anonymous people suggesting residents need to hire and pay for traffic studies. It should be standard practice for the town and something that is updated and redone every so many years to truly assess existing conditions and capacity. The school was built when people walked to school and work and were local, now as Catholic schools close more people are driving from further distances so events like CCD lead to people idling outside homes often double parked for an hour or more. I’m not against enhancing our town but proper planning and true assessments should be done.
Another person commented on a dilapidated body shop and clearly they haven’t driven on this block. For months there’s now been an auto detailing shop that replaced the body shop. They took the time and effort to clean up and are maintaining a clean secure business with lighting and cameras. They don’t cause any overflowing traffic or impact residents. Knowing the past businesses operating there you would think an environmental study would be done.
Jaclyn, if you get permit parking on 6th for a school and church, The south end of town would also look like D’Jais!
all the developers are using Borough streets for vehicle access to avoid required permits from NJDOT (RT71) or Monmouth County (MC30).
Not so sure about a variance for the driveway. 38 years ago Evelyn’s attempted to put a driveway in the same location, and they were shut down, too close to an elementary school. Maybe a little homework by the town needs to take place.

I heard several months ago that the Acropolis property had been sold. It was from a very reliable source.

This is the type of development – and Not over development – that most residents would find to be a good fit for the Belmar Inn site as well as along Rt. 35 from 8th-10th Ave. – although now that has suddenly been increased to a height restriction of 60’ and not 52’. Whatever gets built let’s make sure it is condos or townhouse and not apartments!
