Planning Board Agenda for Monday Night December 13, 2021

At this meeting they will
Review Ordinance 2021-36, Amending the Seaport Redevelopment Plan,
having to do with the Mediterranean Proposal.
Meeting starts at 7pm.

  1. I can’t believe they are entertaining Mr. Russo and this project. Since March they barely change the size and height of the building and more. The Mediterranean project is definitely too big for that location for the following reasons:
    1) Having residents and public to enter via 10th street into the complex is suicidal for residents of Belmar. Making a left going east (before the railroad Track) is crazy and not safe. Will create a traffic nightmare on Route 35 north and south trying to make a turn into 10th.street. Residents of the Marina’s building will have hard time entering/existing the parking lot. Any traffic Engineer will agree this is a bad idea. Having an entrance on 8th avenue makes a little more sense because it is much easier making a right into the building coming from Route 35.
    2) The height of the building is definitely too high. Will welcome other investors to build higher buildings. What is wrong with 3 levels including parking garage and, in the center, build a Restaurant as a 4th level? You still can get a good view of the marina from that height?
    3) Approving this project eventually will increase the need of additional fireman, policeman and emergency units including additional equipment and school space. This means higher real estate taxes.
    4) Since the Marina grille opening up, we have seen more traffic and most importantly pedestrian traffic going across Route 35. With a large project like the Mediterranean the pedestrian traffic will increase even more and will increase the possibility of a fatal accident to happen.
    5) Having Rental instead of Condos is a bad idea. What is wrong at least give the possibility of having an option to buy instead of renting?
    6) And lastly lack of parking. These future residents besides having a designated parking spot, it those not take any consideration of the visiting families/friends come to see them. Guess where they will park? In the streets.
    I do believe in redevelopment especially in that area it will be good for small businesses. However, it needs to be built within the town’s existing infrastructure and style. I hope the Planning Board tonight will be very attentive and respond accordingly for the interest of the Belmar’s residents.

  2. #1 I do agree that I would rather see condos go there instead of apartments, for one that would eliminate the concern you mentioned with regard to taxes, if these were condos each condo owner would be assessed and pay a tax ratable per unit versus an apartment complex getting one tax bill, which if you look and compare various tax assessments you will see an apartment building saves a lot on taxes versus if they were condo units.

    On the other hand I disagree your comment about the impact on our struggling main street, more people equals more people walking around to shop, eat/drink and other various things. And being it may be easier for them to walk to main street I bet they shop local.

  3. #8 it’s a high price because there are 3 businesses on that property along with a million dollar liquor license and I would think the owner is paying the largest tax bill in Belmar for that piece of property.

  4. #11 But this Administration did not create the process and/or procedure, once the property was placed in the Seaport Redevelopment Area it does not go to the Zoning Board, it has a separate procedure to follow as do the rest of the properties in that development area. So I don’t know why everyone is thinking this procedure is something sneaky on behalf of this administration. It’s the way the Land USe LAws and the Borough’s ordinance said it must be done.

    many property owners in the redevelopment areas make improvements without any redevelopment DEAL … they go to PB or ZBA if necessary.

  6. #17- The same reason people voted for Jackass Joe. Look where that has gotten us. I too voted for Jerry. There needs to be a balance of power.
