Why is this such big news? North End builders have been doing this for years. I thought we all preferred single family homes over high rise condos in residential zones? Now we get two tax ratables instead of one. Make up your minds.
The big deal is that they are taking a conforming lot and making it into TWO non-conforming lots. Could you imagine what would happen if we allowed everyone to take a conforming 100 ft. lot and divide it into 4, 25 foot non-conforming lots (yes, we do still have plenty of 25ft. non-conforming lots presently in town), all in the name of making a lot of money. I could go on and give you a list of reasons why it would RUIN the town. Stop enabling these landsharks.
#2. This application is not requesting 25′ lots (I agree that would be bad). They are requesting 45′ x 150 lots which is only 5′ shy of conforming – larger lots than what were just approved 200′ away. The current house is non-conforming use (3 family) with very inadequate parking for the current allowable occupancy. I live on this street and the last thing that I would want is for someone to turn this into a summer rental with all the college kids that will bring – these units have a bunch of really large bedrooms – it will severely disrupt the parking on the street and the neighboring homes with noise issues and such. I would much rather have two beautiful single family homes that have less bedrooms and more parking, versus the alternative.
The more of these multifamily properties that are converted to single family homes, the better off we will all be.
The person that bought this property is hardly a “land-shark”.
Any house, whether conforming or not, can be turning into a “summer rental with college kids”. It is up to the town, Police and Code Enforcement Officials, to control the activities that go along with that being a rental (and yes the responsible owner also). The solution is NOT to take One conforming lot and turn it into TWO non-conforming lots. This is a money grab on someone’s part at the expense of all present residents. Replace it with one conforming home (of I’m sure would be of greater value) and everyone is happy.
