  1. They’re being built in the name of greed. Let’s call it what it is.
Towns have kicked the can in terms of “affordable” housing for years. They don’t want “poor people” in their precious town. They want them cutting their lawn and scrubbing their toilets, but they don’t want them living nearby.
Developers are more than happy to use the affordable housing rules to cram as many units into the monstrosities they build. It’s easy to blame the working class folks who inhabit these units, but it’s misplaced.
All of you folks who are vehemently against affordable housing (it’s not the projects by the way), please offer an alternative solution to the housing crisis. You all complain about it, but no one has an alternative plan. Let’s hear it.

    1. Solutions? Here we go. First, affordable housing laws in this state are a scam. Housing should be affordable for all, (Deleted by Editor.). Who comes up with the income levels that afford these people homes? God?
The state should be picking on towns like, locally, Wall, Coltsneck and Howell that have acres and acres of available land to build on. How bout building on state property in the Pinelands? The state needs to force these towns to loosen up their Land use restrictions (ie one house on 10 acres????).
And can someone please explain the ass backwards County Open Space tax that all pay to our property taxes? It restricts building by buying up properties making land more expensive.
Finally, a warning you heard here. Just wait till you see a Affordable Housing tax added to your tax bill if the progressive liberals continue to run this state.

      1. So you’re against “progressive liberals” but that entire rant was basically wanting the government to do more. Plus you think that “housing should be affordable to all”. Which means you are basically a socialist. The reason housing is so expensive is because the free market. Homes are worth what the market will bear.
And you want the government to “pick on towns”? All towns already have to follow the affordable housing mandates already.
And no, God doesn’t calculate the salary requirements for affordable housing. In New Jersey, household income for affordable housing is calculated by determining your gross annual income, which includes wages, salaries, tips, pensions, social security, and other sources. This total is then compared against Area Median Income (AMI) limits established by the Department of Housing and Urban Development.
I don’t understand how you can pretend to be against liberals but at the same time insist that the government gets even more involved.
        Makes zero sense.
Those aren’t “solutions” they are a call for big government. Which would come with a cost.

  2. They’re being built in the name of progress and greed.
I get that it’s easy to blame the working class for everything, but we’re all the working class. How about we point the finger at the millionaires who build these monstrosities. And get angry at the fact that they exploit the system in order to maximize profits.
People need places to live. I would guess that more than 50% of the folks who live in Belmar wouldn’t be able to afford Belmar if they had to buy their house today. That’s who “affordable” housing is for. It’s for us.

    1. Is that the old auto repair place that the Walsifer admin purchased for too much money from the family of the BA? That one? The one that has contaminated soil? The one where the seller wasn’t responsible for the clean up prior to close of escrow for the first time ever? That property? I’m not sure what’s happening with it. It needs remediation. Maybe we can sell it and try to recoup some of the money.
How the republicans in this town are ok with that transaction I will never know. (Deleted by Editor.) Ah politics.

($300,000 was held back from the sale for remediation, Editor.)

      1. the former AMOCO gas station site was selected by career first responders … some with first-hand site remediation experience.

Now, we have a crew that allowed the contaminate plume to migrate off site for 3 years … increasing the clean-up cost.

        1. Gene, don’t you think the plume has been migrating for over 20+ yrs.
Why do you think it’s only been migrating off site since Belmar purchased the contaminated property.
The blame lies closer to the Mayor and BA that closed the deal.

        2. The site was selected by “career first responders” who also happened to have “first hand site remediation experience”? Did they also have x-ray vision and a crystal ball? I know a guy who owns a property remediation company. One thing he has never been able to do, even with all his experience, is tell you how expensive and extensive a project will be by simply looking at the property.
I hate to break it to you but no one can.
There WAS a site for the first responders. It was a building with space for vehicles and equipment. It was located almost exactly in the center of town. Unfortunately, the former mayor had his ego bruised by the family that ran the place. So instead of a financial deal that would have been monumentally cheaper, they purchased a contaminated gas station for above market value from a family member of the then business administrator.
Go ahead and spin that all you want. It is a fine example of financial mismanagement and political cronyism. One that requires no expertise to identify.

          1. before purchasing the property … the M&C hired a Licensed Site Remediation Professional (LSRP) … the LSRP installed test wells to determine the extent of the contaminate plume. AT THAT TIME

TIC-TOC … ground water flows quickly in Belmar’s sandy subsoil.

      2. I’m asking about what’s going on now. Why are we in the dark? Maybe we could build some affordable housing.

Keep your leftist hate to yourself and try not ** **** ******. I’m asking for Belmar.

        (Asterisks are mine, Editor.)

        1. Calling out clear government waste with a benefit to a member of the administration is “leftist hate”? Man have we devolved.
I actually voted for Mr Walsifer.
I think it’s ok to hold the government accountable regardless of who’s in charge. I’m sorry that you’ve been indoctrinated to believe that ethics and morality only apply to those with whom you disagree.
Maybe it’s time to take a break from the internet for a little while.

          1. Who is currently in charge? They are not accountable for the cleanup? Is the property going to sit until we have a new mayor or council that can handle the problem?

When was the last update? It’s not hard to discuss the current status. Why are you deflecting to the past? Who are you looking to protect by not talking about the CURRENT state. We know the past. How is it being fixed.

          2. I’m calling out the past because this unholy deal makes me upset.
I’m still ranting about Matt’s pavilion scam too. And that’s been about ten years.
I’m sorry, when I get ripped off by my local government, I get mad. You’re right, I should probably move on. But the purchase of that contaminated property from a family member of the admin is such a betrayal that I can’t get past it.
What are they doing now? No idea. Frankly I don’t care. Sell it. Try to recoup some of the money. We seem to be functioning just fine without spending another few million on building a brand new BFA.

      3. Thank you admin. Yes 300k was held to pay for the remediation. The problem being the very real possibility that the remediation could cost more than that. Especially if ground water is involved. Which is why in every transaction where remediation is required, the work is done PRIOR to the deal closing.

      4. Editor, the $300,000 set aside is the Borough’s money (the taxpayers). It represents the overpayment for a contaminated parcel that is less than 2 lots in area. The sale should have been contingent on a clean up of the site. Now when our $300,000 is used up who pays for the rest. Belmar.

          1. So after all this time. What’s the price tag? What’s the estimate?

I guess the site will sit there and rot until a new mayor comes in.

            Is the contamination still spreading?

Someone has to have info. May be time to OPRA.

(Asterisks in name are mine, Editor.)

  3. development of the site would encourage volunteers for Public Safety … Fire Department, Water Rescue, First Aid and Community Emergency Response Team (CERT)

    1. Perhaps. There WERE volunteers at the old BFA.

If it doesn’t encourage volunteerism, it will hopefully encourage the general voting public to look into shady government dealings.
      So that’s something.

      1. the sale of the 2 unneeded firehouses would help finance the development of 12th & Main St. … conversion to affordable housing is another option.

        1. True. Or perhaps finding some other ****** to take it off our hands. I don’t think that’s possible since we paid over market value, but hey, there’s one born every minute right?
